About Keegan

Okanagan Through
& Through

I grew up in Vernon, moved to Kelowna, and never seriously considered leaving. The Okanagan has a way of doing that. I hold a BBA from Okanagan College, spent some years working in Calgary and Vancouver, and came back with a clearer appreciation for just how good we have it here — the lakes, the mountains, the pace of life, all of it.

"Whether it's a lakeside listing or an income-generating investment, I'm committed to helping clients stake their claim in one of Canada's most desirable regions."

Before real estate, I spent close to two decades in healthcare capital equipment sales — negotiating complex, high-value deals with global companies like Stryker and Baxter. That career taught me how to read people, how to structure deals under pressure, and how to stay composed when the stakes are high. Those skills follow me into every transaction I work on today. Outside of work, I'm most likely on a bike, on the hill, or on the water. My wife and I raised three kids here, and I'm a serial buyer and seller myself — so I know exactly what it feels like to be on your side of the table.

Urban · Central Kelowna
Downtown & North Kelowna
City Park BeachCultural DistrictCondos & TownhomesUBC OkanaganWalkability

Downtown Kelowna is the valley's urban core — a walkable waterfront city built around City Park's sandy beach and the shores of Okanagan Lake. The Cultural District, Bernard Avenue, and the surrounding blocks offer restaurants, craft breweries, galleries, and boutiques that give Kelowna its distinct city-with-a-lake-view character.

North Kelowna runs toward Knox Mountain and UBC Okanagan, offering more accessible entry points without leaving city limits. You'll find a mix of newer condos and townhomes alongside established homes, many with strong rental upside driven by the university population.

Who buys here: First-time buyers, investors, downsizers, and anyone who wants to walk to the lake. It's one of the valley's most active markets year-round, with rental demand that rarely softens.

Luxury · Southeast Hillside
Upper Mission
Panoramic Lake ViewsCustom EstatesKettle Valley VillageCanyon Falls ParkNewer Construction

Upper Mission sits on Kelowna's southeast hillside and delivers some of the most dramatic lake and valley views in the entire Okanagan. This is where you'll find the city's finest newer construction — large custom homes, gated properties, and architecturally significant estates built for people who want space, privacy, and prestige without leaving city limits.

Kettle Valley, nestled within Upper Mission, is a master-planned neighbourhood with its own village centre, trails leading directly into Canyon Falls Regional Park, and a tightly-knit community feel that's hard to find in a growing city. It's a favourite with families looking for top schools and easy trail access.

Who buys here: Move-up buyers, luxury purchasers, and relocating professionals. The price points reflect the views and the quality of construction — and they've held consistently.

Family Lifestyle · South Kelowna
Lower Mission
Boyce-Gyro BeachPandosy VillageTop-Rated SchoolsLakeshore AccessMature Trees

Lower Mission is consistently one of the most in-demand neighbourhoods in Kelowna, and it earns it. Boyce-Gyro and Rotary Beaches offer some of the best public waterfront access in the city, while Pandosy Village delivers a lively strip of shops, restaurants, and coffee spots just steps from tree-lined residential streets and generous lots.

School catchments here are among Kelowna's strongest, which keeps families coming back year after year. You'll find renovated mid-century homes, quality new infill builds, and premier lakeshore estates — with prices that range depending on how close you are to the water.

Who buys here: Primarily families with school-age children. Well-priced detached homes move quickly. Lakeshore and bluff properties hold value as well as anything in the valley.

Lakeshore & Wine Country · West Side
West Kelowna
Mission Hill WineryGellatly BayWestside Wine TrailSmith CreekLakeview Heights

Just across the bridge from downtown Kelowna, West Kelowna offers spectacular lake and city views — often at better value than the east side. Mission Hill Family Estate is the area's landmark, sitting among a stretch of acclaimed wineries along the Westside Wine Trail. Gellatly Bay Regional Park provides excellent public waterfront access and one of the better boat launches on the lake.

Lakeview Heights and Smith Creek are quiet, established neighbourhoods with outstanding vistas and mature landscaping. The city's commercial core at Westbank Centre has grown significantly, with a strong retail and services base that makes daily life convenient.

Who buys here: Buyers looking for lake views at more accessible price points, wine lifestyle buyers, and families wanting newer construction with mountain and valley backdrops. Lakeshore here holds value strongly.

Wine Country · 20 min North of Kelowna
Lake Country
Scenic Sip Wine TrailThree LakesRail TrailGray Monk50th Parallel

Lake Country sits between Okanagan, Kalamalka, and Wood Lakes and offers the kind of slower-paced, connected lifestyle that's harder to find closer to the city. The Scenic Sip Wine Trail runs through some of the valley's best wineries, including Gray Monk, 50th Parallel, and Ex Nihilo — all within a short drive of each other.

The Okanagan Rail Trail passes right through the community, making cycling and walking part of everyday life. Pebble Beach and other public access points give residents lake frontage without needing a lakeshore address. It's a genuine community with strong local character.

Who buys here: Families after more space relative to Kelowna, wine lifestyle buyers, and anyone looking for acreage or larger lots. Lakeshore on Okanagan and Kalamalka Lakes is rare here and holds significant value when it comes up.

Vernon is where I grew up, and I know it as well as anywhere. Nestled between Kalamalka and Okanagan Lakes, it offers the full Okanagan lifestyle at price points that are often significantly more accessible than Kelowna. Kalamalka Lake — known for its remarkable turquoise and blue colouring — is arguably the most stunning body of water in the entire valley.

Vernon is a genuine four-season city. Silver Star Mountain Resort is 22 minutes away for skiing and mountain biking, world-class golf at Predator Ridge is just down the road, and a revitalized downtown has added real energy to the dining and arts scene. You get more land, more value, and the same quality of life — without the crowd.

Who buys here: Value-conscious buyers from higher-priced markets, active retirees, and investors targeting Silver Star or Predator Ridge rental income. I have deep personal and professional roots here, and it shows in how I work in this market.

Big White
Ski-In Ski-OutYear-Round ResortSTR Revenue PotentialVillage LivingBC's Largest Ski Area

Big White is 55 minutes east of Kelowna and is one of Canada's premier mountain destinations. With over 2,700 skiable acres and Okanagan champagne powder that earns its reputation, the resort draws buyers from across the country and internationally looking for genuine ski-in, ski-out living in a fully self-contained village.

The resort runs year-round, with mountain biking, hiking, and a busy events calendar keeping occupancy strong through summer. Properties range from hotel-style condos to larger ski chalets, many generating solid short-term rental income when not in personal use. It's one of the few resort markets in BC where ownership is still accessible compared to Whistler.

Who buys here: Recreation buyers, STR investors, and those wanting a mountain property within driving distance of Kelowna. Strata rules and rental allowances vary by building — I'll walk you through every detail.

Mountain Resort · 22 min from Vernon
Silver Star
Victorian VillageSki-In Ski-OutNordic TrailsYear-Round ActivitiesInvestment Potential

Silver Star is 22 kilometres from downtown Vernon and has one of the most distinctive resort villages in Canada — a colourful Victorian-style village that looks as good in July as it does in January. The resort covers over 3,000 acres of skiable terrain across two mountain faces, plus an extensive Nordic trail network that draws serious cross-country skiers from across the country.

The proximity to Vernon is what makes Silver Star different from other BC mountain resorts. Owners enjoy full city amenities minutes away while being right at the mountain. Year-round programming keeps occupancy strong and short-term rental potential solid. Price points are generally more accessible than Big White, which makes it an attractive entry point into BC resort real estate.

Who buys here: Mountain lifestyle buyers tied to Vernon, STR investors, and families wanting a four-season recreational property. I grew up with Silver Star in my backyard — I know this market as well as any agent working it.

What Clients
Are Saying

★★★★★
"We recently made the move from Northern Ontario to the Okanagan. Keegan came highly recommended as someone very familiar with Vernon. We were so comfortable right from the start with his relaxed vibe and professional manner. He listened to our must-haves and things we could compromise on — we didn't waste time looking at homes that didn't meet our criteria. He negotiated a fair deal for us on a new home in one of our preferred areas. Keegan was a pleasure to work with — and now we also have a new friend in this area."
