Market Overview
The Central Okanagan single family market recorded 1,515 sales through the first nine months of 2026, down 4.1% from the same period last year, with total volume reaching $1.73B. The average sale price rose to $1,138,715, up 2.0% year over year, so values continue to hold even with fewer transactions.
The bigger shift is on the supply side. New listings are down 19% from last year, active inventory has eased to 1,404 homes, and months of supply has dropped from 9.3 at mid-year to 8.3. Buyers still have selection, and accurately priced homes are selling at 95% of list in 60 days on average. Homes that miss on price are the ones expiring.
